Neighborhood

The North Slope of Potrero Hill is a vibrant, photogenic neighborhood that offers a uniquely urban lifestyle while at the same time embodying the laid-back ethos of San Francisco living. This beautiful enclave, situated in one of the sunniest parts of the city offers its residents and visitors panoramic views at every turn. Crest the top of one hill and you will enjoy stunning views of the downtown financial district, while a turn in the other direction presents you with the romantic drama of the historic waterfront, the Bay, and the east Bay Hills in the distance. These views are not only available to all who pass through the neighborhood but are also showcased from the lounge and deck of 453 Mississippi. You will never tire of this view, which changes with every hour as the clouds pass over the water and the sun travels overhead, lighting up different aspects of the city, and culminating in a festival of lights as dusk approaches.

Potrero Hill is a neighborhood that inspires a rare degree of loyalty. This means that properties do not turn over frequently and many of its residents refuse to live anywhere else.

Potrero Hill attracts a diverse community who value its history and welcoming atmosphere. There is a robust local art scene with numerous galleries and studios (the Design Center of San Francisco at the foot of Potrero Hill features dozens of warehouses which cater to architects and interior designers from all over the West Coast). The social and dining scene is also enticing with an eclectic blend of cafés, restaurants and bars where you can enjoy a casual meal with friends or brunch with colleagues. One overlooked attraction of dining out in Potrero Hill is that the parking is often perpendicular to the street which means it is easier to park here than anyplace else in the city. If you live at 453 Mississippi though, you won’t need your car, since everything is within easy walking distance.

Potrero Hill offers a very appealing mix of architectural styles. There are many elegant Edwardian condos and homes (such as 453 Mississippi) along with brick warehouses, glass and steel-framed lofts, and recently-constructed multi-million dollar single family homes built in a bold modernist style. The hills are steep so that looking in any direction you are likely to see a kaleidoscope of homes of every vintage seemingly stacked up one behind the other, framed by lush palm trees and bougainvillea - it is a romantic and inspiring landscape at all times of the day and night.

The northeastern corner of Potrero Hill (where 453 Mississippi is located) offers convenient access to the nearby Dogpatch / Waterfront neighborhoods which have a more industrial feel, offering favorite dining spots such as the Ramp with its outdoor patio overlooking the water or elegant surroundings and adventurous cuisine at Piccino's on the 22nd Street retail arttery in the Dogpatch neighborhood. Mission Bay and the Chase Center are also a short distance away via the T-Muni rail line on 3rd Street. There is even a beach nearby (Crane Cove) where you can have a picnic, build sandcastles with your kids or launch your kayak or paddleboard.  Many of the residents of Potrero Hill work in nearby Mission Bay (which is a dense employment hub and home to the city’s finest hospitals and research facilities).

Potrero Hill offers especially easy highway access and is especially close to downtown and the South Beach / financial district via 280. Getting to the airport, South Bay and Silicon Valley is a an easy commute in the other direction. If you wish to use Caltrain the 22nd Street station is located right in Potrero Hill and offers on-site parking.
